I bet a lot of that loss is unneeded video meetings with "office people". Before pandemic 0% video meetings just share desktop if need. Since almost 100% of them and more meetings!

Also you need to commit. If you are 100% WFH you make a decent space to work. Part / short time you probably will not.
BTW 8 years WFH and never want to go back to an office.
The main issues I hear against are from the rush to WFH. Done right almost no one wants to go back to in office. I should point out the main benefit of WFH to companies is less office space to pay for. So to see real ROI you need to scrape the part time BS.
